Planning Commission Mtg, July 27, 2027– Public Hearing; Knowles Hill Use Permit

NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Sonora City will conduct a public hearing at 5:30 PM, or shortly thereafter, on Monday July 27, 2026, in the Sonora City Council Chambers, 94 North Washington Street, Sonora, CA for the purpose of considering the following:

A Use Permit Application to Amend Uses for the Inn at Knowles Hill Planned Development located at 253 Knowles Hill Drive (APN: 002-090-038). The Use Permit requests expanded uses beyond the Bed and Breakfast which is already approved. The Planning Commission will consider the following expansion of uses in the Planned Development (PD) Zone:

Brunch/Lunch: Teahouse/brunch/lunch servings to the community by reservation only. Brunch/Lunch is proposed from Sunday through Saturday from 11:00 a.m. to 2:30 p.m. These are hours available between check out and check-in of the regular bed and breakfast guests.  Due to the limited time slot, this would be controlled and managed by reservation only. Brunch/Lunch would include up to a maximum of forty (40) guests daily (2 seatings limited to 20 guests, max, for 11:00 a.m. and 1:00 p.m. servings)

Special Events: Special events, which include anniversaries, bridal showers, weddings, birthdays, club events, meetings, soirees, funerals, etc. are proposed by reservation only. Special events are proposed Sunday through Saturday, between the hours of 8:00 a.m. to 9:30 p.m.  Up to a maximum of 50 guests for special events are proposed.

CEQA Determination: The City is proposing to find the project Categorically Exempt from the California Environmental Quality Act (CEQA) pursuant to a Class 1, Section 15301 Existing Facilities Exemption as the appropriate level of environmental review.

This meeting is physically open to the public or members of the public may participate in the meeting via video conferencing. The posted meeting agenda will include the phone number and passcode needed to participate in the teleconference. Pursuant to State law, challenges in court to actions on the above proposal may be limited to issues raised during public hearings or meetings conducted on the matter, or in correspondence submitted prior to the start of the meeting.
